Manor Park Hua Hin - FAQ

Q. What is Manor Park?

A. Manor Park is a condominium project, which is unique as it incorporates individual houses as well as a low-rise 4 story high condominium under a condominium license, where 49% of the total project can be legally owned foreign nationals.

Q. Can I own freehold rights?

A. As a Foreign Nationals you can own a 100% freehold on an individual house or condominium unit. However, this applies to only 49% of the total project. Therefore, since we have a total of 79 units at Manor Park, you have to be one of the buyers to purchase one of the first 39 houses or condominium units sold to foreigners.

Q. How would I go about having my house designed and built?

A. The developers have designed 5 Type of houses reflecting the best aspects of tropical living. These designs are available to you at no extra cost. If you however wish to make a few changes, our contractors will provide quotations and construction services to fit out your houses to the highest standard and most competitive prices. We do not permit designs by independent architects as we have site and design guidelines that are set out to ensure that the Manor Park is harmoniously developed. Within these guidelines, your neighbor's views and privacy are respected.

Q. What estate Management will be provided and what will it cost?

A. The Management will provide maintenance for communal areas and recreating facilities on the estate. This will include once a week house keeping, maintaining and cleaning the swimming pool, gardens, office and reception, streetlights, security guard service and garbage disposal among other things.

The cost will be calculated on a monthly fee covering all communal expenses. We estimate this to be around Baht. 25.00 per sq.mt. of the internal area of the unit / house and Baht. 10.00 per sq. mt of the external area of the unit / house ( balconies & terraces ).

There is also a one-time payment of Baht. 250.00 per sq. mt. of the total area of the unit / house which is put into a sinking fund and controlled by the appointed Juristic Person. This fee does not cover the upkeep of your house. If you wish to have resident or visiting staff (house-maids) the monthly wages are not high.

Q. Can I rent out my house?

A. Yes. Since we own 9 resorts in Cha Am / Hua Hin and a travel company called Brittle Star Resorts, we will be more than happy to help rent your house out. There is a considerable demand for rental houses in Cha Am / Hua Hin. This market demand has hardly been tapped and returns could be very attractive to owners.
